What we manage for you

Our priority is to secure a reliable long-term tenant, keep your property in excellent condition over time, and handle all administrative and financial aspects of the rental.

  1. Tenant search & selection
    Property presentation, targeted advertising, expatriate/company/embassy network, thorough screening, bilingual lease.
  2. Administrative & financial management
    Rent collection, monthly transfers, payment of charges, reminders if needed, deposit management, clear reporting.
  3. Tenant relations & daily follow-up
    Single point of contact, handling daily issues, check-in/check-out inspections, renewals or end of lease, coordinated reinstatement.
  4. Maintenance & on-site presence
    Technical interventions, annual servicing (boiler, AC), contact with building management, insurance and contractors, regular inspections even when vacant.
  5. Taxation: declarations & local taxes
    Assistance with Hungarian rental income tax filings (via partner accountants) and follow-up of local property taxes. We also leverage our network of financial, accounting and legal partners to cover a wide range of situations and needs.
  6. And because you live abroad We act as your presence on the ground. We handle emergencies and unexpected situations, we anticipate issues before they become problems for you, we keep you informed proactively, we represent you in all tax, administrative and authority-related matters.

Our Fees

Property management: 10% + VAT of the rent
(excluding utilities) Adjustable depending on rent level and number of apartments managed for the same owner.

Tenant search 1 month rent + VAT for a minimum rental period of 12 months
If the tenant stays several years or renews the lease, no additional fee is charged to the owner. For periods under 12 months, fees are calculated pro rata to the actual rental duration

Annual tax declaration 150 € + VAT / year
50 € + VAT per additional property
